Stephanie Nitzel is a Certified Risk Management Specialist and Certified Distressed Property Expert, who was one of the very first independent Transaction Coordinators in San Diego County and who has been a part of thousands of successfully closed transaction throughout California.
Stephanie ventured out on her own after working almost 10 years in traditional real estate offices with one objective: assist the smaller real estate offices and agents that didn't always have the luxury of in-house staff or a Transaction Coordinator.
To Stephanie, a Transaction Coordinator isn't just about making sure a broker's file is complete, it is about creating the character of the file, showing that regardless of who you represent, that you've given each party all the information they need to make an informed decision.
Stephanie has attended more Risk Management, Disclosure and Contract classes then she can count over the last 20+ years, not to mention the multitude of classes she has taught on behalf of Brokers requesting her expertise with her vast knowledge of the Contract, Disclosures and Risk Management.
Stephanie is best known for her detailed emails, disclosure packages and educating the agent. Stephanie won't just tell an agent what their file needs, she will pick up the phone and explain why so that the agent has a full understanding of how they can best protect their client and themselves in the future, with or without her services.
Stephanie believes that prevention is the true answer to a clean file and that all parties need to work together to create a successful transaction.
Stephanie is a strong advocate of team work and open communication. If an Escrow or Loan Officer needs something, Stephanie will make the calls, emails and follow ups to make sure that every party has what they need at closing, regardless if it's in her Scope of Duties or not.
Stephanie's greatest strength is in the area of Risk Management. She has attended several mediation's and each time the mediator has commented on the thoroughness of the brokers files resulting in no fees being awarded to the other side. In addition, one of her larger brokers hired a DRE File auditor to go back over the last 3 years of his files and the auditor came back with a perfect score and made no recommendations, suggestions or changes.

Debbie Beltran had 20 + years of administrative skills in the banking industry, but when Debbie purchased her second home she realized she wanted to learn more about residential real estate, where she could also apply her detailed administrative skills. Debbie has taken real estate courses, and was previously a Notary Public & Certified Signing Agent. Debbie is a welcomed addition to the Nitzel and Nitzel Realty Services team and sharing her skills and talents with our agents.
