Getting Started with Nitzel and Nitzel Realty Services is E.A.S.Y - Once you have an accepted Purchase Contract, you can mail, fax or email to submit the contract to us.

Just got that listing? Send that to us too. We will prepare and send the required disclosures to the seller’s to complete and return. We will hold on to the disclosures so that when you get an offer, we can send the disclosures to the buyer’s agent right away.

Upon receipt of the Executed Contract & Escrow Intake Sheet we will contact you and send out Formal Introduction Letters to escrow, the other agent and, if applicable, the buyers lender. Timelines and a Contact Sheet will also be drafted and sent out to applicable parties. At that time we will also schedule termite (seller’s side), order home warranty (if applicable), order the hazard report (seller’s side), and send out or receive disclosures and begin creating your Broker file.

New Escrow Intake Sheet (Please fill this out with as much information as you have available & we will begin working on your file.)
Broker Specific Checklist & Stacking Order - We want to make sure everything you need for your Broker is in your file at closing time. If you don’t have a checklist, NO WORRIES, we have a master checklist that we can use for your file.
Broker Specific Documents - We have full access to Winforms and SDAR's Risk Management Library. However if your broker has their own specific forms and documents that they've created, please make sure you provide those forms to us so they can incorporate in your broker file.
Fully Executed Purchase Contract w/ all applicable Counters and/or Addenda
